THE CONSTRUCTION PROCESS


As a general contractor we construct individual and turnkey agricultural buildings. We offer many different types of services, and these services mainly involve complete project management. Starting with the initial advice followed by planning, calculation, approval, construction management and final servicing of the completed construction project. Open and communicative behaviour is an important part of our corporate culture. We focus on economic and holistic building solutions in turnkey contracts.

Below is an overview of our four project phases; Consultation, design, construction and warranty.

 

 

PHASE 1 // Consultation

Consultation - Strategic Plan - Environment - Requirement Analysis - Sales


Through dialogue with clients and suppliers, we determine the relevant needs and requirements for the construction. We then develop solution models and bid drawings that meet the individual requirements of the specific project.
Environmental consultancy is carried out by Gråkjær Environmental Centre.

Gråkjær prepares drafts, service descriptions and calculates a cost estimate for implementing the project. The basis for the progression of the project is the signed contract, service description, fire safety strategy and sales drafts.

 

PHASE 2 // Project Design

Customised solutions


DRAFTING PHASE
After the contract has been signed, the project is transferred to a project manager and project draughtsman, who will design the building. In collaboration with the client, we conduct pre-meetings with the relevant authorities which results in an overall assessment of the relevant regulatory requirements for project approval and implementation. During the design phase, draft reviews will be held, at which other suppliers participate. After which the drawings are approved by client.

CONSTRUCTION PLANNING

The actual construction planning begins with the preparation of detailed work drawings, health and safety plans, detailed schedules, the selection of suppliers and subcontractors and the calculation of a payment schedule. Successful construction planning is carried out in collaboration with the client and is essential to a successful and problem-free construction process.

PHASE 3 // Construction

Reliability - expertise


CONSTRUCTION
Following a final client review and subsequent final approval, the project begins. The project manager purchases material and equips the construction site with the necessary service facilities. After this, the actual construction process begins. Throughout the construction process, building meetings are held with relevant participants, selected on the basis of the relevant stage of the construction. As completion of the construction project approaches, we invite the client to a handover procedure. The entire construction process is reviewed, starting the with original contract and any amendments to the collaboration during the construction process.

 

PHASE 4 // Warranty

Commissioning


WARRANTY
 When the construction project is completed and handed over the relevant warranties will, of course, still apply. As standard, a folder containing operational and maintenance documents will be provided. Satisfied customers also buy their next buildings from us.

CONTRACT DESIGN MAY BE ADAPTED
There may be construction projects that do not fit into Gråkjær's standard project process. That is not a problem for us, but rather a challenge. All described project phases can be adapted to your needs, and managed on the basis of a specifically agreed project procedure. We build all over Europe, for all different purposes, so we are well aware of the different requirements and cultures of our clientèle. After completion of the construction, we carry out a customer satisfaction survey so that we can further develop our building concepts.
